Regional Property Services Manager - Sub SaharaReport to the Manager, Property Services EMEA, as a member of the management team. Maintain and implement coordinated strategies and policies for facilities management at corporate facilities/campuses within Sub Sahara Africa. Manage an internal/external service provision team providing a full range of services to internal customers and stakeholders covering a number of profile offices. Partner with business leaders balancing the strategic intent with operational compliance and effectiveness.This regional role will cover Sub-Saharan Africa. It will manage 3 to 6 employees directly. Ther are currently 9 sites with a total of 144k sqft and 353 tenants. The geographic reach includes Cape Town, Joburg, Angola and Ghana. All locations are currently office buildings with only one site a mix of office and warehousing. - Implement standard management processes and systems to include outsourcing and real estate management solutions.
- Prepare and deliver against budget and capital expenditure projections.
- Deliver significant contribution to businesses P&L benefit by deploying prudent financial practice to optimize cost advantage in relation to:
- Cash flow management – expense phasing
- Cost management – TBD
- Contract performance – supplier efficiency/productivity
- Create, manage and develop an effective, structured and motivated team of professionals. Culture to be driven by best value aligned with consistent high levels of service provision to the internal client.
- Develop and maintain excellent supply chain relationships extracting maximum value without compromising quality and delivering optimum supplier value chain interrogation.
- Develop/promote alternate workplace strategies to support maximum business effectiveness and cost efficiency.
- Act as an advisor to all GE businesses to advise on property related matters.
- Develop and implement risk-based preventative/reactive maintenance programs.
- Implement capital planning and governance process translating business requirements into cost effective fit for purpose workplace and infrastructure solutions.
- Ownership of all project activity ensuring scope is executed against agreed plan in a manner that is risk focused.
- Implement and maintain Security Crisis Management (SCM) frameworks/processes aligned to GE’s policies.
- Maintain robust benchmark models both internal/external, reviewing and introducing best practices
- Implement and maintain robust Environmental Health & Safety Management programs.
- Develop and implement sustainability programs/ targets aligned to GE’s global "Eco" strategies.
- Design and maintain regional team and corporate real estate business continuity strategy and execution. Basic Qualifications/Requirements:
- 1) Bachelor Degree (or Graduate degree or international equivalent) in Property/Real Estate Management AND a Minimum of 10 years' experience property management for commercial or corporate real estate and/or commercial property operations, and a minimum of 5 years' experience operating with regional commercial property management accountability; OR 2) In lieu of a Bachelor Degree as defined above, a commercial real estate property certification (focused in facility management) AND a minimum of 12 years of experience in property management for commercial or corporate real estate and/or commercial property operations
- Demonstrated ability to develop and deliver against measurable business goals
- Experience directly managing employees or managing a team
- Experience with managing vendors
- Knowledge of financial terms and experience reviewing results of sophisticated financial models, cost/benefit analysis with strong cost and risk management skills
- Experience in operating within a dynamic matrix environment and ability to balance short term needs with longer term strategic visions
- Ability to lead/drive strategy, prioritize and mobilize resources across a wide geographical area
- Experience with operational risk management in a fast paced corporate environment
- Fluent speaking, reading and writting in English
- Knowledge of Environmental Health and Safety (EHS) and Security Crisis Management (SCM) processes and procedures.


Eligibility Requirements:

- Must be willing to travel up to 30% of the time across assigned region. - Post-graduate degree level such as Diploma or Masters
- High-level understanding of emerging/developing markets, diversity and cultural issues
- Superior customer focus with ability to demonstrate value
- Strong project and program management skills
- Experience with analyzing complex situations, abstract specific solutions and influencing others on recommended course of action
- Commercially aware; develops property solutions which anticipate trends within the Facility Management market
- Excellent strategic and analytical skills
- Demonstrable high standard performance in the most complex, ambiguous and changing environments
- Self-motivated, team player with experience leading a multi-functional team and contributing to regional goals
- Excellent presentation, organization and communication skills
- Ability to work with senior management on a regular basis and build business partnerships
- Independent thinker and capable of identifying emerging issues and recommending appropriate mitigation
- Fluent in Swahili
